A single story self storage facility with recreational vehicle storage. 60,000 gross square feet with 51,000 square feet of net leaseable, on approximately 4 acres. The project was completed in June 2002.
This project is a combination of personal storage, enclosed recreational vehicle storage and open recreational vehicle parking with an on-site managers office and apartment. The project is located within three miles of eight other self storage facilities, one of which is less than a block away. The project achieved 100% occupancy eight months after opening, even with the facility down the street opening three months before our project.
This project is located in both the City of Fontana and the County of San Bernardino, which presented some unique problems for the developer. Our firm processed the entitlements for both government agencies and addressed the unusual conditions in such a way that we were able to modify the buildings during construction to maximize the building square footages.
Since the facility leased so quickly, the developer has already moved forward with Phase 2 of the project, removing the center section of the RV parking area and replacing it with a new two story self storage building.
