Single story storage facility consisting of four separate buildings. 76,000 gross square feet, with 68,500 square feet net leaseable on approximately 3.2 acres. Project was completed in November of 2000.
The client came to us with this project after having it designed by another firm. The original design called for about 45,000 square feet of gross building area. Due to our redesign of the site, we were able to almost double the square footage of the overall project.
The site is a very odd shape, with 60 feet of street frontage and 200 feet at the rear and is over 900 feet deep. The site slopes slightly towards a small creek which is next to a major freeway that serves the area. With its exposure to the freeway, we wanted to incorporate towers at both ends and a large masonry element in the center of the project to increase its visibility to traffic.
Due to the project’s location, the overall design and good management, the project was eighty percent leased at the end of eight months. Since it leased so quickly, management started raising the rents shortly after it was leased and now this facility is at the upper end of the market and is operating at maximum capacity.
